"Some Lender Attitudes Never Change!"

Westminster, CO - Yes, we still have to deal with certain Lenders to accomplish a successful short sale transaction!  YES, we must still deal with the "never disrupt" policies of each of these Lenders that service or carry the note!

We had a short time to work the negotiations with HSBC (Beneficial Bank of Colorado), since the homeowner had wasted about 2 yrs trying to get a loan modification negotiated and approved.  NOPE, that never happened for the borrower!!

We were able to obtain that quick "investor" contract, $30,000 above the list price!!  We know that it exceeded the BPO, but not allowed to verify that.  We had about 6 weeks to get the short sale approval letter from HSBC, since they would NOT deviate from their "set in stone" policy of NOT postponing a foreclosure sale date!

The s/s approval letter showed up 3 weeks later, and the investor went off to obtain his "hard money loan", and at the last moment, that lender backed out of the deal!  

While the investor was working to obtain a new lender for the hard money loan, the sale date came up, and the foreclosure attorneys did not submit their bid to the Public Trustee for the sale on 12/18.  So, by default, the Public Trustee postpones the sale to the next Wednesday, which happened to be Christmas, and the next Wednesday was New Year's Day!!  

YEAH, we found some relief, to get the investor their hard money loan, and with some "luck" we had 3 extra weeks!!!  BUT NO, the investor dropped the ball, and could not come up with his loan in time for the sale date of 1/8!

YES

I am sure that the Loss Mitigation Dept, does not talk to the Foreclosure dept at HSBC, since the "bid amount" from HSBC was $221,440, and our offer was $258,500.  Had they postponed one week for us, HSBC would have netted about $19,000 more!!

The total of debt, including ALL late payments and interest was at around $275,000.  We still wonder HOW some of the Geniuses stay in business in the banking industry!!

Durng this time of the year, between the Holidays, the real estate market activity slows down.  Holidays are on the minds of homeowner, home buyers, real estate brokers, lenders, and everyone tends to back off doing business!!

Realtors® will catch up on those required real estate classes, or travel, spend time with the family, causing less activity generating buyers and sellers!!

SO, with that being said, Sellers this is a great time to prepare your HOME, not for the Holidays, but to review what needs to be done to prepare your home to sell it after the New Year!

I really believe it is a good idea for the Home Seller to KNOW what needs to be done to make your home more attractive to a prospective buyer, and a Home Inspection does that!

If you are serious about placing your home on the market after the 1st of this New Year, then take advantage of the slower market to prepare!   This activity may just help you SELL in a short time frame with MORE PROFIT!!

"Spooky or NOT, What Do Your Laws Say?"

 

Westminster, CO - It is that time of the year, again, when "things that go bump in the night", and the "howling of a dog or Wolf", the shadows in the night seem to come alive and the smell of burning leaves and pumpkins fill the air, FALL has arrived and so has Halloween!! 

When I opened my email, this morning, I received my "Daily eNews" email from the RE/MAX Alliance group!  Within that email was one article that seemed appropriate based on the time of the year and the continued issue on whether to disclose a ghost or a "known" haunting of a home!

I find this an interesting topic, especially, when every State has their own set of laws (rules) as to the disclosure requirement to the potential Home Buyers!   As well as, the disclosure or NOT for the Home Sellers!

Of course, we all should abide to the laws and rules as established by our own State and Real Estate Commissions!!

 

Take our State for example, Colorado.   We DO NOT disclose this information, for if doing so, we are in violation of Laws that protect the Home Seller!   It has been determined that such items as, ghosts and hauntings would stigmatize the property and HARM the Seller's home values!

So, with that being said!!  What are your thoughts and what does your State require!

"Change, What Is It Good For?"

Westminster, CO- Change!  All of our life we have learned that change is always going to take place!  Whether necessary or not!

We incorporate "change" to do our best at achieving a desirable outcome.  As in many cases, that change DID NOT help us to achieve what we had assumed it would.  So, we change again, for what? 

To feel good about doing something rather than nothing at all?  Yet, there is another element to all of these changes!  Yes, the reluctance to change!!  

How many feel that they do not want to take the time to change?  It is "uncomfortable" to get out of the routine I am in.  This is HOW we have always done it.  I have my comfort zone and do not see the need to "change"!

What's the one thing that we hear over and over in regards to "fighting the need to change"?  Insanity, is the need to keep doing the same things over and expecting a different outome.

If it's not working, then why not get out of your comfort zone, and work harder and smarter at the same time!!  We all aspire to create success, but do we really??
