Stop Foreclosure: What To Ask, Before Hiring a Denver Short Sale Broker!

Denver, CO – The right agent can make the difference between success and failure on your short sale. You risk losing a lot when your agent doesn’t understand short sales or does not have a short sale team in place to assist the process!

Do not wait when your time to foreclose is near before discovering if the short sale broker is experienced or not in short sales.

Here are the questions I would ask an agent before hiring them.
Question #1: How many short sales have you listed and sold in the past 6 months? This is important because you want an agent who is up to date on all the potential issues. They should understand the short sale process from start to finish.

Question #2: In the past, what lenders have you negotiated short sales with? It is helpful when the agent you are interviewing has already done short sales with your lender. You know that they will already be familiar with your lender’s policies and procedures.

At a minimum, you should look for an agent with experience with Bank of America, Wells Fargo, and Chase. These are the most common short sale lenders.

Question #3: What can you tell me about my lender and how they work? A knowledgeable and experienced agent will usually know the specifics about your lender. They will be able to tell you what to expect in the process. They will know upfront if the lender is likely to ask for a promissory note or deficiency.

Question #4: What is your track record for success and failure on short sales you have handled in the past? Look at the agent’s track record. If they are hard working and diligent, then they will have a strong track record. That is good news for you.

Stop Foreclosure: I’m Sick And Tired And I’m Not Taking It Anymore!


Westminster CO – We recently received an e-mail from another agent that was having a hard time with a short sale.

“I have been working this short sale file for 4 months. There has been “no movement” no responses from the bank, no closing date.

The November 30th date just continues to trickle closer and closer leaving the sickened buyers more upset and almost at their wits ends.”

Here is what has been done by other short sale brokers through-out the country. They have sent out press releases and contacted the bank’s CEO. If employees are dragging their feet, then you need to apply pressures elsewhere!

I know of one successful short sale broker that had a short sale with a large national lender. They sent a fax to the CEO and got a response the next day. The are currently running a big press blitz against another lender.

In some cases, we have even obtained the email address of the V.P. and CEO of these organizations and sent them our frustrating story with their company, with a cost analysis of the losses!!

They have dragged their feet on a short sale on a Veteran’s Administration Insured loan. As a result, a US Veteran risks losing his house to foreclosure.

This lender Wells Fargo has the right to decide to do a lousy job. But, they also risk alienating themselves from the 27 million veterans in the US.

And we are going to let those veterans know what's happening. We put together the facts on the story. We are going to fax the story to every single VFW post in the US.

Sometimes you have to do something to get their attention!

Stop Foreclosure: Why Does a Bank Pay the Realtor in a Short Sale?


Westminster CO – The Stop Foreclosure Institute recently received a question from Charlene. Here was her question.

“I am thinking about short selling my house. I’m just wondering how I can get someone to help me. I know that your website says that a short sale costs me nothing. I just have a hard time understanding why my lender would pay you if they are losing money. Please explain that. Charlene.”

Here was our answer to her question. We will try to keep it simple in answering her question. Banks are not allowed to be in the business as their own brokerage firm to sell real estate. It is a conflict of interest since they are the ones that generate loans and financing for real estate. It would be defined as a monopoly on the real estate industry, and thus avoids the possibility of discriminating at their whim!

Thus, they must hire a real estate brokerage firm to sell their bank owned properties, so why not the brokerage firm at the short sale process, and with a savings.

The bank does benefit greatly to pay a real estate brokerage firm during the short sale rather than 8-12 months later when they own it after foreclosure! This is because they get to sell the house at today's price, versus what it will be worth down the road. I just did a comparison and pulled up sold homes.

All of the homes were very similar, in style, location, and all terms. First, I looked up the average selling price per SQ FT of homes that sold in 6-8 months ago. They sold for an average of $103 a SQ FT.

Then, I pulled up houses in the same neighborhoods that sold after the bank had foreclosed on them. Those sales were in the last 2 months. They are sold for an average of $85 a SQ FT.

These homes average 1,700 a SQ FT. That means a 1,700 bank foreclosure sold for $30,600 less. Ouch! As you can see, a short sale realtor brings tremendous amount of value to the bank.

You also benefit. Your credit damage is reduced. You also, have a lower chance of being chased down for the bank’s losses. A short sale is a win - win for everyone involved.
