Denver, CO - Wow... as the title of this blog states, "Should I stay or should I go?", has been on my mind for quite some time, this year!

It's not an easy decision to make, at this point in my life and career, with a firm that has been a part of my life for almost 24 years!!

I do not know how many others have taken this "leap of faith" after being with one organization for so long, but if you have... I truly admire your boldness to make it happen!

AS we all know, too well, that any move is NOT because the "grass is greener on the other side",  because is truly is not!!  Rather it is time to re-invent myself, or get out of the way of myself, in order to improve oneself's mindset!!

It is NO longer the Journey, but the Destination I must acheive "To do today, what other's will not, so that I may have what they cannot".  

So, I am very excited to start a new chapter in my life!!

I could not help myself by watching this video, below, a few times over... and I realize that this "theme" of the video really does touch home in our daily lives!!

What do I mean by that?  Simple... this cat reminds us that we must always be prepared for the "unknown or unseen" events that causes us to always take a different avenue when reacting to a problem!

A Career Buyer Takes The Stage!

Westminster, CO - Must be something in the wind this Fall... but I have finally closed on a buyer I picked up in 2012!!  Yep, my "career buyer", that has made the decision to buy.

I must have shown this family homes in the Wheat Ridge area, a suburb West of downtown Denver, about 40-45 homes over 3 yrs.  A great location for many that want to be 15 minutes from the foothills of the Rocky Mtns, and 15 minutes from downtown Denver.

I met them at an "open house" I conducted in the Wheat Ridge area, and continued to stay with them ever sense.  

So, after losing out on about 4 homes due to competition, a successful win and closing on their new purchase mid-October was very exciting for them, as well as, for me!

I guess the "moral" to this story is... continue to provide a service to a client that trusts you and believes in you, and there will be a "happy ending" for all!

My Wife kept telling me, "patience is a virtue"... she was right, even tho I wanted to slap the snot out of patience!!

A Short Sale Listing to Remember!

A Short Sale Listing to Remember!

Westminster, CO - Wow, what a crazy short sale experience, and I have had many to ponder over!!   Now, mind you... I have done about 70 over the last 15 yrs, and probably 20 of those were assisting other Brokers in my office.

This one takes the cake!!  I have not touched a short sale in about 1.5 yrs, until I was referred to this one in May.  Just to keep it simple, it involved a seller that was in default for 5 yrs.  You wonder how is that?  After, many trial loan mods and a note being bought from one lender to another, it has come down to foreclosure process being started last December 2014.

I normally do not work my own buyers on my short sales, and it is probably a good thing I did on this one!  The buyer was a very good prospect that just wanted this property no matter how long it took or what was involved.  Good thing, too!!

The seller was a bit difficult to work with, but we managed to make it happen, and closed last week.  Patience with the seller to move into a rental was somewhat of the delay, but so was working the 1st and 2nd lienholders.

Bottom line to all of this, and sort of makes me NOT want to see another short sale for some time, was the lost commissions to make this work.

The 1st lienholder was a complete pay-off, since the BPO was about $35,000 higher than the TOTAL pay-off amount. Simple right?  Well, not at first.  The offer we had in hand was about $15,000 over that pay-off.  Remember, when a lienholder has total pay-off with and an offer in hand that is over than amount, they DO NOT care about selling costs, that is your problem as they stated to us.

Simple solution... eliminate the 1st lienholder, get them payed off by getting the purchase price closer to the BPO value.  Not to satisfy the 1st lienholder, but to have funds to work the 2nd lienholder.  There was not much motivation within this process, since these 2 loans were attached to a chapter 7 bankruptcy.  They had no recourse with the borrower, seller.

 A fun ending here!!  

So, the buyer increased their offer by $13,000, and I decreased my commission by $18,000 (stupid or get it done?).  Got the 2nd lienholder paid off at $14,000, the 1st paid off at $455,000.  

You wonder what happens when a borrower is behind for 5 yrs?  Well, the balance in default was $320,000!!  Making accrued interest and back payments a value of $135,000 (including attorney fees).  For that total pay-off $455,000.

YES, that was my face, Linda Blair above, for about one hour!!  My good deed for the year!!  $8,000 commission better than a kick in the teeth, as my Mother would tell me!!

"Foreclosure Do Still Exist!"

  Westminster, CO - As we move into the 2nd Qtr of 2013, we still see a trend that does not provide "high" confidence in the economy improvements.  Foreclosures DO still exist, and many STILL do not try to avoid foreclosure with a short sale!

With the extension of the "Mortgage Debt Relief Act", that started in Feb. '07, for the benefit of those perfoming a short sale.   This was to create relief from the tax liabilities of the 1099c, that the lender will generate for their losses, and the "debt forgiveness" to the borrower on the deficincies that would normally be defined as "income".

We still see, by the stats below, that many homeowners are NOT taking advantage of this Debt Relief Act!!  The last column clearly shows that there are many homes in the foreclosure process, that has NOT placed their home on the market to work a potential short sale!

Another Successful SOLD Home in Adams County!

Westminster, CO - There is nothing more exciting than when a successful closing comes together in less than 29 days!!

Having the Right property, at the Right location, with the Right Condition, with the RIGHT PRICE, to procure the Right Buyer to have a successful Closing, is the RIGHT way to do it!!

Taking the time to prepare your Seller to do the necessary updates, clean-ups, painting, etc, will make the difference is marketing a HOME that is ready to sell versus one not so ready for the market.  That main difference is getting the home SOLD in a timely manner!
 I would say, that placing a home on the market, obtaining a solid offer in 1 day, and having a successful closing within 29 days, and this was an FHA Buyer, is what you were hired to do!!

I have so much gratitude towards my Sellers for doing exactly what was asked of them to prepare their home for the market.  Not rushing in to getting it on the market prior to all the items it needed done, first, made this selling experience a very satisfying one for my clients!!

We walked the home, a month prior to placing it for sale, and discussed the items that needed to be updated, painted, and personal items removed.  The next important issue to address were the big ticket items.  The roof and furnace are always those items the cost lots of money to repair or replace.  

In this case, the roof was NOT an issue, but the furnace ended up needing to be replaced.  So, after this was done, we were able to adjust our listing price to accommodate for this NEW item.

Many times I have suggested to my clients (sellers) to have a pre-listing inspection performed so that they will have an idea of what the buyers will have concerns about.  Sellers should NOT be afraid to discover something they may not know because of this inspection.  Also, they can provide it to the buyer!! 

Remember, the RIGHTS of placing a home on the market!!  They are:

The Right Property, Right location, Right condition, Right PRICE, will result in the Right Buyer bringing you the Right offer!  These will result in the successful closing!!
