"Dogs and Snakes, Oh My!"

What is so exciting about "self-improvement" mentors and trainers is thatyou can capture the ones that you can relate to, and there are so many great ones out there to learn from!  They can come from all walks of life, and from all venues to reach out to you to assist in your mindset for success!
"Perform an Exorcism", is a great lesson for reminding us to NEVER take our eyes off of what is important to creating success.  Darren Hardy, one of those mentors I referred to above, has such a great way of relating stories and helping us to change our mindsets!  
Remember, change will NOT take place until we change from within!

Do You Believe it First??


Westminster, CO - We have been so fortunate to have great trainers, mentors, and other professionals right HERE in AR.
Along with that, we have met wonderful business minded folks on similar missions... to create a successful business!
How many times have you reviewed your "business plan" or you "daily activity" to ensure you are getting the maximum results from your production?   
Every day, we are exposed to many systems from vendors across the spectrum directed towards real estate agents and what they must have to be successful.

Westminster, CO - Must be something in the wind this Fall... but I have finally closed on a buyer I picked up in 2012!!  Yep, my "career buyer", that has made the decision to buy.
I must have shown this family homes in the Wheat Ridge area, a suburb West of downtown Denver, about 40-45 homes over 3 yrs.  A great location for many that want to be 15 minutes from the foothills of the Rocky Mtns, and 15 minutes from downtown Denver.
I met them at an "open house" I conducted in the Wheat Ridge area, and continued to stay with them ever sense.  
So, after losing out on about 4 homes due to competition, a successful win and closing on their new purchase mid-October was very exciting for them, as well as, for me!
I guess the "moral" to this story is... continue to provide a service to a client that trusts you and believes in you, and there will be a "happy ending" for all!
My Wife kept telling me, "patience is a virtue"... she was right, even tho I wanted to slap the snot out of patience!!

A Short Sale Listing to Remember!


Westminster, CO - Wow, what a crazy short sale experience, and I have had many to ponder over!!   Now, mind you... I have done about 70 over the last 15 yrs, and probably 20 of those were assisting other Brokers in my office.
This one takes the cake!!  I have not touched a short sale in about 1.5 yrs, until I was referred to this one in May.  Just to keep it simple, it involved a seller that was in default for 5 yrs.  You wonder how is that?  After, many trial loan mods and a note being bought from one lender to another, it has come down to foreclosure process being started last December 2014.
I normally do not work my own buyers on my short sales, and it is probably a good thing I did on this one!  The buyer was a very good prospect that just wanted this property no matter how long it took or what was involved.  Good thing, too!!
The seller was a bit difficult to work with, but we managed to make it happen, and closed last week.  Patience with the seller to move into a rental was somewhat of the delay, but so was working the 1st and 2nd lienholders.
Bottom line to all of this, and sort of makes me NOT want to see another short sale for some time, was the lost commissions to make this work.
The 1st lienholder was a complete pay-off, since the BPO was about $35,000 higher than the TOTAL pay-off amount. Simple right?  Well, not at first.  The offer we had in hand was about $15,000 over that pay-off.  Remember, when a lienholder has total pay-off with and an offer in hand that is over than amount, they DO NOT care about selling costs, that is your problem as they stated to us.
Simple solution... eliminate the 1st lienholder, get them payed off by getting the purchase price closer to the BPO value.  Not to satisfy the 1st lienholder, but to have funds to work the 2nd lienholder.  There was not much motivation within this process, since these 2 loans were attached to a chapter 7 bankruptcy.  They had no recourse with the borrower, seller.
 A fun ending here!!  
So, the buyer increased their offer by $13,000, and I decreased my commission by $18,000 (stupid or get it done?).  Got the 2nd lienholder paid off at $14,000, the 1st paid off at $455,000.  
You wonder what happens when a borrower is behind for 5 yrs?  Well, the balance in default was $320,000!!  Making accrued interest and back payments a value of $135,000 (including attorney fees).  For that total pay-off $455,000.
YES, that was my face, Linda Blair above, for about one hour!!  My good deed for the year!!  $8,000 commission better than a kick in the teeth, as my Mother would tell me!!

You Have to Love the Colorado Weather!

Living close to the MILE HIGH CITY of Denver, Colorado, we tend to get use to the "roller coaster" ride when it comes to the weather. Being 5,280 feet above sea level, it is easy to witness and get use to the changing weather in a 24 hour period.

Some folks jokingly state, "Hang around for 24 hours and the weather will change, 2 or 3 seasons!"

In January, it is a special time for entertainment in Denver. Not just the skiing, in the mountains west of Denver, but the Rodeo and Livestock Auctions that we all have come to know and love, called the Stock Show!

Every year in January, we have our version of the rodeo, and with that we seem to always have the "Arctic Blast" from Canada with cooler temperatures. Seems this year is NO exception. The Stock Show started this last Sunday, and will continue for 2 weeks.

Now, yesterday, we had weather in the 60 degree range, and this morning the cool and wet weather came in around 5am, with temps dropping from 40 to 28 in less than an hour.

Ok... so do we wear a sweater and shorts (based on yesterday, YES), or a parka and gloves (based on a change in less than 12 hours) YIPEEEEE ... we love it, here!!

Do not MISS your opportunity to visit the Mile High City, even if you are the Fans of an opposing football team!!



We do realize that we take for granted the gorgeous sunrises this time of year, in Colorado.




One thing about this type of weather... the ski resorts and the mountain ranges love this snow for recreation and water supply!!!

Stop Foreclosure: How Does Short Sales in Denver Fit In?


Denver, CO – If you caught the show 60 Minutes on December 18th you may have been brought up to date with how dim the housing markets may be in many geographical areas, and yours might be affected, as well.

It’s not so much that houses aren’t necessarily selling or that buyers aren’t looking; but, instead they brought to our attention an alarming statistic.

The statistic being that 25% of American homeowners today owe more on their homes at this moment than their homes will be worth in future years to come.

To prove their point they went to Cleveland, Ohio and showed how many homes were literally being torn down by the cities / government because so many home owners literally have completely walked away and leaving them abandoned. Thus, causing many undesirables to occupy or strip the homes of materials.

They also showed some situations where the homeowners were a little more intense about the fact that they absolutely would do everything possible to not be one of those statistics. The reality was that one woman they showed owed over $100k on a home that was valued at $50k or less. The value of her home was quickly declining as more and more of her neighbors simply moved away from the places that had once been their dream homes.

Even the banks, have decided to walk from some of these homes in Cleveland, OH!

Sadly becoming a typical scenario more and more so throughout American, including some isolated areas of Denver, CO. Fortunately, the majority of neighborhoods in Denver and the surrounding cities have seen a slight increase in their market. Yet, we still know that it will be years before the depressed market cleans itself up!

These aren’t “slum areas” or low-income areas we are seeing declining. We are watching many high-end and middle-classed homeowners being faced with the situation of owing so much on their home it’s just seems more financially sound to give up and walk away. But there are other options and, if you are guided by the right Realtor, you can end up walking away without

(A) damaging you neighborhood with abandoned homes which becomes a domino effect;

(B) completely ruining your financial record; and

(C) being able to hold your head high while “doing it the right way”. We are talking a Short Sale.

But is a short sale something you should think about in the Denver area and who do you turn to? The answer is yes, a Denver short sale can work for you with the right guidance and we can help.

Why should you turn to a realtor to help you in these times of need? The answer, quite simply, is that lenders tend to work better with an agent and an agent that specializes in short sales and foreclosures is like using the professional tools you need to get your car back on a road. Most people wouldn’t overhaul their own engine, even with a great “How To” book to guide you; so why would you attempt to negotiate with a lender who probably hasn’t been very cooperative with you up to this date as it is?

Stop Foreclosure: Some Techiniques May Improve the Short Sale Process!

Denver, CO – Over the last 11 years of working short pay-offs with the banks, we have learned little techniques that may assist the early stages of the short sale process.

Once, the focus on short sales has escalated, the banks have been caught off guard with HOW to deal with the high influx of short pay-offs. Trying to get a "satisfying answer" to our client's concerns, could be an all day event, to just start the process of a short sale with the lender servicing the loan.

We have learned that you may not always get satisfaction to your client's needs when talking to the first person, customer service rep, at the lender. There have been times that we would just hang up, and try to catch another person that would provide the answer we needed.

In some cases, we would actually catch another customer service rep that would provide us the information we were seeking!


Now, these were not always the FINAL answers, like a short sale approval, but just to start the process and get the right and necessary information to work a short sale. The customer service reps were NOT always on the same page. (Big surprise!)

As an example, of trying to change his account info with a phone company. The first person tells us, we need to print and sign a form. Then, we must have it notarized and mailed to the company.
The company will then change the account information. Do we willingly go along with her? No.
Instead, we hung up the phone, called in again, and talked to another rep. In just a few minutes that rep had changed the information in the computer system. Goal accomplished.


We will use this same strategy when we start to negotiate your short sale. If the first person won't give us what we want, then we will ask someone else. Now, this can't be used in all stages of the short sale. Once, they have assigned the negotiator, we are pretty much stuck with that person and their supervisor.

But, it can be used to increase our odds of success. Remember, our goal is to help you wipe out the upside down debt, get rid of any tax liability, and keep your credit intact. We might even be able to get you a $3,000 short sale incentive from your lender.

Stop Foreclosure: Don't Be Embarrassed by a Westminster Short Sale!

Denver, CO – Short Sales are a situation that can often cause emotional turmoil as well as financial. It’s amazing how quick people are to judge others but times may be changing when it comes to today’s financial situations. We’re all feeling tough times. We all have seen local businesses close, people we know losing jobs they’ve had for years, and seen how the cost of living increases while the income we’re making doesn’t seem to be keeping the same pace.

Most of us don’t speak “legal-eze” and personally I’m thankful that most of us also don’t operate like some lenders. It’s hard to understand why a lender will jump at doing a Short Sale on a home as opposed to working with someone who’s done everything in their power to make right the situation they’ve ended up in, being overdue with the lender.

Many lenders somehow find it more logical to do a Short Sale than to work with the original owner and re-finance or negotiate terms that make it more reasonable for the owner to make regular payments again. Placing the overdue amounts at the end of your loan and putting you back on track seems more logical to you and I than taking a Short Sale. But then again, when does our logic seem to match the logic of most lenders?

What we have noticed though is that while we are all together in this financial mess of our economy we also seem to be more sympathetic and understanding about the situations of others. Friends and neighbors aren’t so quick to judge those who suddenly have a “Foreclosure” or “Short Sale” sign on their front lawn. People have become more sympathetic to those in their community who have been hit hard by hard times. There is no longer a scarlet letter worn by those who have hit hard times and find themselves having to give up their home via a Short Sale.

There is no shame in Short Sales. In most cases the home owners have approached their lender in every possible way, using every possible means to keep their home. Most lenders turn down every option other than literally snapping your fingers and coming up with all of the money owed instantly, no matter what the situation may be. These lenders should bear all of the shame for creating situations that don’t allow for a good, honest homeowner to maintain their dream.

A Short Sale is an option that is taken to help keep your dignity, sell your home, and have a fresh start. Many take this choice hoping to do less harm to their credit rating. Many times friends and neighbors will not only understand your situation but will respect that you’ve remained dignified through a terrible crisis in your life. Each of us understands that we are almost all only a paycheck away from being on the streets in today’s economy.

As we work together to make things better, one of the things we notice is that there truly is a lot less judging and finger pointing going on in life and a whole lot more understanding and help. The fingers are pointing to the lenders now instead.

Stop Foreclosure: First Impression, the Curb Appeal of Your Home!

Denver, CO – No matter what the circumstances are when you’re selling your home, you want to get top dollar for it. Packaging the property to make it more attractive is the "curb appeal" you are seeking!

First impression is what you are seeking when placing a home on the market. In some geographical markets, the exterior will always look appealing during certain times of the year. As an example, in Colorado, the grass, trees, flowers, and other outside decor looks best between the months of May and September. That is the "packaging" that appeals to the prospective buyer!

During the other months, in Colorado, you must ensure that other items create an attractive curb appeal to capture that first impression. The day you are showing a property, there may be snow on the ground and the exterior vegetation is not a part of that curb appeal. Neither is the driveway and sidewalk with snow pack on them. (Other words, clean them off)

When you’re sitting there at a holiday get together or at a birthday party, the first package that catches your eye is the package that’s wrapped perfectly. The one gift that looks well cared for and beautiful on the outside. From that one look of the outside wrapping of that gift you just know that whatever is inside has to be something special if the person took that amount of time in wrapping it so perfectly.

The same goes in the opposite direction also. If someone stops at the last minute and literally just leaves the gift in the bag from the store they bought it from and slaps a bow on it, your first thought isn’t “wow that’s got to be a great gift” but instead you probably barely glance in that direction. It could be a great gift but the presentation says that the gift giver didn’t put a whole lot of time, effort and thought into it so chances are whatever they bought didn’t have a whole lot of thought put in it either.

Your home is much like that birthday gift or special holiday gift. The “wrapping” is the outside curb appeal. If someone is driving by and they see this beautifully wrapped home, one with perfect lighting placed in just the right spots, clean driveways and sidewalks, trimmed bushes and freshly painted trim they’re going to take a second look. However, driving by the house that is just sitting in a plain bag with a bow, trim peeling, overgrown, untrimmed bushes and landscape with no appealing lighting on to help them see the entire area is going to cause the potential buyer to literally not even give the house a second look as they drive by.

The inside of the house could be immaculate and have every amenity imaginable but because it wasn’t “wrapped” in beautiful gift wrap with a sparkling bow and attention grabbing beauty, it will either be passed by or if out of desperation they do look further they’re going to offer a lot less simply based on the shabby packaging.

So that’s curb appeal. Curb appeal is the beauty a potential buyer sees from the outside before they ever even begin to approach the inside. Curb appeal is what makes them say, “We should really take a look at this one!” You can see how important it is that the curb appeal of your home be that perfectly wrapped package. Make your house be the package that jumps out amongst the other gifts. Make those potential buyers drive by and say “We have to open that package! Anyone who took the time to make it look so perfect has to have good taste! It can only get better from here!”

That is how important curb appeal is in selling your home. Make your home shine from the outside in and give them the feeling that with a beautiful bow and perfectly matched paper, this is the gift they want to open!
