Too often, the feedback we get on our short sale listings comes across as this, "This buyer feels the property has too much work to do", or "They do not have the extra funds to correct the necessary repairs, so they must move on".
This is a common concern. So, it makes you wonder if the buyer's broker is consulting with them about the nature of short sales. Also, the fact of these short sale listings are being strictly sold "As-Is". Meaning, the seller will never provide seller concessions for repairs or price reductions based on a buyer's inspection.
Thus, the buyer will have to correct or replace any deficiencies on the property, with their own sweat and funds. Which brings me to this concern about buyer's agents preparing their buyers to acquire short sales.
All buyers should be counseled about the types of financing that is available to them for such things as short sales and bank owned properties that will require work to be done to satisfy their living requirements.
FHA 203K, Rehab loan, is a great finance tool for short sales. We have worked these type of loans for short sales and they handle the concerns for the work that is required, i.e.: new windows, new roof, new HVAC systems, or required repairs for loan conditions.
If your realtor follows up, then they can handle those concerns and get a buyer off the fence and convince them to buy your home.
