Westminster, CO - The market trends and equity levels are showing improvement through-out the country and in the Broomfield and Westminster areas! This is a very welcomed trend after so many years of negative growth in sales and home values!While we have seen sales grow by 14% in Single Family homes and 12% in Condos / townouses, we are seeing a negative element take place. YES, the home inventory is way down!!! As low as it has been in over 23 years!!
This low inventory is NO DOUBT going to cause a problem for the Buying Market. Less inventory to view and MORE competition in winning a bid on what is available!! From the Sellers standpoint, they would have a great opportunity to capitalize on the low inventory and get their homes SOLD quicker than in many year's past!! For more details click here...
ONE MORE BIG ISSUE, is the Equity in the current homes, today! WHY?? We have about 38.1 million homes that have positive equity to sell and cover selling costs and apply towards their next home acquisition! There are STILL about 10.4 million homes that are in a "negative" equity position!!
As we move into the 2nd Qtr, we are seeking more homeowners that may want to sell, and increase our current home inventory in order to continue this Market Trend that is moving in positive direction! With an increase of 5-7% more in home values, we could witness a positive increase in Home Equity in approximately 1.8 Million homes!!
This increase would certainly help the trend to continue upwards thus creating more activity in buying and selling!! A shot in the real estate arm is so necessary to boost the economy and reduce the "woes" of foreclosures and short sales! Unemployment has shown to drop, but there are still indicators out there that does NOT believe that is the real truth to those numbers.
