"House Flippers Filling A Necessary Gap!"

  Westminster, CO - Over the last 5-7 years or so, the "house flippers" were getting a lot of harsh press by everyone in the real estate industry and Congress!!  Rightly so, is some instances!!  But, not all of that "bad name" calling was directed fairly to all of those type of real estate investors.

Yes, many were selling homes in days and a few weeks with GREAT profits, thus causing a change by HUD in dealing with these quick turnaround profit makers.

Today, we are excited to see the investors back into the "mix" of Fixing and Flipping the destressed properties, again!  They have certainly helped get more good housing back on the market helping the lack of inventory for our buying market.

The investors are seeing some great turnarounds on their properties with a much better profit, than what we have seen in the last 3-4 yrs, while values took a nose dive.  YET, we still see a shortage of inventory for our First time and "move up" type of buyers.

One other issue we need to be paying attention to, is the "seasoning" of fix-n-flipper properties.  The issue of Title being held less than 90 days prior to an offer coming in.  Remember, the OLD rules that HUD put into place that stopped any FHA buyer from writing an offer until day 91??

At least, that requirement has been relaxed... yet, there are still other requirements that will have to be satisfied if going under contract with less than 90 days on Title.  

One that will impact the FHA buyer, if the increase for the investor is over 20% from their purchase to the buyer's contract value, is the 2nd appraisal!!  Keep that in mind when working an FHA buyer on a fix-n-flip listing!!
